To me it sounds like you have a 'right to use' with no actual transfer of ownership. Contact the realtor to obtain legal documentation of what it means get your own realtor or real estate attorney to review it.
There is no such standard for advertising a property as "rights only". Obviously the person offering the property for sale doesn't know real estate. Proceed with caution and contact a real estate professional to talk with the seller to find out what they mean.

I think you ought to call whoever put the ad the paper cause they ought to know what it means surely they would and if not call the newspaper that put the ad in there and ask "Classifieds" and ask them they also should know if not call a local "Realistate" agent and ask them too.
