We all know that mobile home decrease in value, when houses increase, but why would my 1994 drop as much as?
Answers:
I would leave the property tax thing alone, don't push that as it will diminish your taxes. Your selling price is not dependent on the county appraisal, it is dependent on what a buyer is willing to pay for it.
You can sell it for anything anyone is willing to pay for it and whatever the banks are willing to loan on it. Mobile homes decrease in value quickly (a lot like cars do) because of changes in building codes and materials used.
Let them drop your value - it has nothing to do with what you can sell it for, it is merely a tax base issue. What you can sell it for depends on what the market will bring and be in accordance with like properties in your immediate area.
Definitely don't fight it
what the county puts on it does not mean that is what you can get on the open market...if you really want to know the resale value of your home contact a local appraiser and ask him to give you a comparable value...he will be able to help you out knowing the current market conditions in your area.
When you go to have it sold, you should get it appraised by a Real Estate Appraiser. This will give you a real figure to work with. The morons who work for the local government have no idea how to appraise property and most of the time they just assign arbitrary numbers.
You should be happy that it went down, since you will be paying less taxes.
