I would suggest advertising in State wide news paper,and possibly they have a package that includes ad's on the Internet along with real estate ad,I once did this an sold my home within 4 months an with damage make sure the price is within reason ,what I did was let people know you are allowing a certain amount for them to be able to fix what is damage, I wanted to sell my home for more than I did but it had broke windows from past renters,roof damage etc..and I did not have the money to put into fixing things so I let people know the house was worth a certain amount but that the asking price was reduced to allow for repairs. Remember have patience an don't allow people to know your anxious because this raises to many red flags and will scare them off !! Also stick to a reasonable price but don't allow anyone to talk you into a ridiculous cheap price ,I had people try to scare me telling me I could not sell for very much because of the repairs but they were only trying to buy a good piece property for nothing an I did not fall for that trick one bit ,I told them hey the house is worth to me what I was asking an I am not coming down because I have already allowed for repairs.
