1st time purchase assistance So. California?

I'm asking for my daughter and her family. Anyone know of any good programs in Orange County or Murrieta area to help with down payments and getting long term loans?

Answer:
Hi, I am a broker and I am involved in both the areas you mentioned (I'm also a member of the Realtor associations of both Murrieta and Orange County). I can do their loan and find them a property that meets their monthyly budget. I also can help them with closing cost and down payment assistance.

Have your daughter call or e-mail me so I can better understand her situation.

Regards
Contact the Housing Authority and/or Redevelopment agencies in the Cities and Counties that they are looking into .. there are probably programs out there to assist them if they meet the income (usually low income) qualifications.

Some realtors may be able to help steer you in the right direction. it may be worth asking.

Good luck . I live in California and the real estate prices here are pretty scary!
Ask about the FHA CalGold Loan.. They will loan first time buyers the purchase price of the house, and will also give a 2nd loan to cover closing costs, etc. That way you don't have to come up with a down payment.
I'm a Mortgage Banker and licensed in California. I would be happy to discuss options with you and give you advice. Even if you decide to go another route, free advice never hurt anyone :) Email your number to me and when I can give you a call to chat.
I would start with an experienced lender. Ask them. They may know of some programs.

Good Luck,
Kevin

Oh yeah especially in California even though the US government has lots of those programs I think California has a lot besides. We have all those links but Im sorry I can't post them here because yahoo answers does not want me to I would give you the links from our research files that the State of California government has provided to the public answering your question but yahoo answers says that providing links with the proper answers to questions is spamming and using the source of where those links come from is advertising and they rather just have written answers from sources that are not qualified to provide such answers. Here is their letter to me:
