I have a question on forclosed homes. 1. can anybody purchase them or do you need some type of license?

Anyone can buy foreclosed homes. However, they usually require an immediate and large down payment. Also, payment for the home must be made in full within a specified time -- often 30 days or less.
Usually these houses are auctioned off to the highest bidder and are sold strictly as-is. Because they are auctioned, they are usually not sold much below market value. Purchasing a home in this manner can be risky unless you are experienced because there are no inspection contingencies, loan contingencies, or disclosure & document contingencies.
Also, because they are sold in as-is condition and may need work, they can be more difficult to obtain financing on.

If you are buying for yourself, then you can purchase without a realtor.

Interested buyers like yourself would have free access to all property listings and can contact the owners directly. Good luck with your investment in foreclosure homes.
Are you buying a foreclosed home listed on the mls? or auction? I bought a foreclosed home on the mls barely any down payment needed.. Anyone can buy them just know what your getting into. I have 12 years of construction experience so it isnt so bad for me but if you dont know what your getting into you could lose alot.. Good luck with venture.
