The rule with FSBOs is. you don't have to be good you have to be there.
Send the stuff. I wouldn't call anyone with a no agents please notation. but it doesn't hurt to try to mail or drop by.
everything is negotiable, but the FSBO folks dont want to share any of their loot with agents, so they probably wont be negotiable, but you lose nothing by asking.
By the way, i am a liscenced RE agent in michigan, i bought my first house this year and got a buyers agent, becuase it wouldnt be any cheaper NOT to have a buyers agent, as the seller pays the commission....
RE agents are totally useless, you CAN do it yourself, and save yourself a TON of money. they forms they have you fill out, can be done by any lawyer for 500-1500 bucks, you can find your own mortgage agent, your own title company and your own inspector..alll you have to do is open the phone book...they really dont know the persons they recomend that well anyway, save yourself thousands of dollars, and do it yourself...
It's not illegal to send them stuff in the mail, but don't expect a high response rate. Anything over zero would be fantastic!
You won't get in trouble by contacting them by mail. However, you have to ask yourself why they are selling on their own and why you would be different than the other 50 agents who have contacted them. Here are three programs I offer FiSBOs:
1. MLS listing only for a flat fee for the investors and real estate savy.
2. Short Sale assistance/Pre-foreclosure assistance for people in trouble.
3. 3% total listing fee for the 90% of FSBO who eventually hire an agent.
I don't even understand how you can get in trouble by calling them. After all, they did publish their number. Oh well, that's another subject.
