We live near Stockton and will have to sell either this year or next. Any forcasts on which year would be better?

If you have to sell in the next two years, put it on the market now. House prices are not going to rise this year or the next. The only exception is if your house is worth 2.5 million or more. These are still appreciating at about 6%. Otherwise you are going to want to get it out there asap. The more time it has on the market, the more likely that you will run across a motivated buyer.
