The lease you signed is already "in effect", it is the lease period that starts Oct 1. The lease itself is an agreement that you will rent the property starting Oct 1 and took effect the day you signed it. You may be in luck by speaking to the owners immediately. Explain your situation. They may be able to rent the apartment to someone else by Oct 1. If they can, you may be off the hook (no one loses money). If they cannot, you will probably end up paying the first months rent. Make sure you send them a certified letter w/ return card also, this is your proof you gave them 30 days.

No at the very least you owe them 30 days notice that includes rent
Try talking to the management. You may be required to give 30 days notice, however they may work with you on paying a lease termination fee because it has not taken effect yet, and your 30 day would expire in Oct. sometime. Good luck!

At the very least you must give a written 30 day notice. If the lease that goes into effect on the 1st is a renewal, you can cancel the lease and go on a month-to-month lease. A month-to-month lease is more expensive per month, but your not locked into a 6, 9 or 12 month lease. Talk it over with your apartment manager.
