Whin do you normally do the final inspection on a home before closing a week day ext.?

Your realtor should schedule it as close to your closing as possible. I suggest DAY OF if possible or DAY BEFORE, but not before then.

Also, if your Seller isn't moving out the same day as closing you will want to make sure they hold some money in escrow so you can reinspect the house before moving in (bring realtor with you).

The key is protect yourself, make sure money is being held in escrow in case you find damage. The moving out process can result in damage to walls, doors, windows, etc.

Make sure you run all appliances during your walk through. Also flush all toilets, run all sinks, etc. Let them run for awhile so you can check for leaks.

Turn on airconditioning and/or heating units and make sure they work too.

Check all windows and doors too.

The final walk through in my area typically happens a day or so prior to closing. You and your Realtor should incorporate that into your purchase agreement.
When you say FINAL inspection I believe what you are referring too is the traditional buyers walk through.

There is not a legal requirement for the buyer to have the walk through and it is more a personal choice.

I have closed escrows (I am an agent) and they buyers have had walkthroughs and some don't.

Now-a-days with Home protection plans and insurance that is offered when buying a house, more and more we are seeing buyers skip the walk through since in those cases the house is protected not just at one date but for a year after escrow closes.

In fact in my opinion, the walkthrough is less important than the home protection plan as the walkthrough is just a snapshot in time on that day.

The home protection plan extends coverage and peace of mind for a year and even longer at time.
