A house rental contract starts on 12th - which is the logical day to exit after 1 calendar month?

Is 11th the following month the logical day to exit? Or is it 12th?

So does one count eg. 12-Apr to 11-May as one calendar month and the tennant is supposed to vacate on 11th of May? Or can the tennant vacate on 12th of May and have that counted within the one calendar month?

I'm just looking for common-sense logic, not what may be written/stipulated in any contract.

Answer:
Technically the lease would end at midnight on the 11th, so the keys should be turned in on the 11th. However, the lease contract may stipulate otherwise.

No its the 12th by real estate closing time u must hand in the key.
Divide the rent by 30 days (or 31 if October) and that pro-rates the rent by daily rate. Then calculate the monthly payment for however many days tenant is still in residence.
Forget the 12th of the month. If tenant is moving to another place, it's unlikely their new lease will start on the 12th. Every one does this, especially in case of a sale and the seller is still in the home after closing. That seller pays "rent" on the property to the buyer..

Basically the rent is for the amount of days within the property.
