I have a landlocked property in Maine ,what 's the least expensive way to fix my problem?

I own a 25 acre woodlot that is "landlocked"
(It has deer on it.I want to list it for hunting season)
The lawyers are asking all kinds of money to find out why
I don't have any money
I just want to sell it

Answer:
What do you mean by landlocked? Are you saying there is no access easement..ie, you can't get to the property? If so, how did you ever buy it like that?
You could sell it (with full disclosure) and let someone else deal with the problem, although in some jurisdictions that may be illegal, so consult an attorney.

You could approach your properties neighbors and see if one of them will allow you an easement inexpensively. Keep in mind that you may have to go through several properties to get from the closest public thoroughfare to your property.

If you consult public records, you might find that you have an easement existing due to one of several reasons.

Simplest of all, check your grant deed and title insurance policy. It's possible that you have a legally granted easement, and for some reason it's no longer apparent. Your title insurer could also be on the hook to buy you an easement.

Obviously, you want the cheapest easiest fix to the problem. These are some possibilities.
Your question is just not clear enough. "Landlocked" usually means away from bodies of water. And leasing it for hunting season isn't related to putting it on the market for sale.

Go see a realtor, not a lawyer. And your property taxes need to be up to date.
talk to the owners of adjoining lots and see if you can get road, path or what ever easement to get to property
