A real estate agent employed to work in the best interests of a buyer in a real estate transaction. The agent's loyalties are with the buyer. It is the agent's duty to share any information about the property or sellers that may help the buyer make decisions regarding the transaction.
Agent status must be disclosed to all parties. Yes, the same agent can help you sell your home also. If you prefer to save yourself the commission of a listing agent and attempt to sell your home For Sale By Owner, but, since it has been a while since you've dealt in these matters, I would strongly advise against that. Always remember, "Real Estate Agent" Is Just Another Name For "Salesperson". There are good and bad real estate agents, as in other businesses. Your assets are on the line, and losing through the purchase or sale is the last thing you want to do. There are many real estate agents around. The ones that are dedicated and stay with you every step of the way, or the ones that farm out the work to other brokers.
The areas of expertise you need to look for are:
· How much education in the area of real estate does the agent have?
· How much knowledge does the agent have about the homes in the areas you are looking at?
· Do they have a wide variety of homes for sale for you to view?
The title that carries the most education and experience is a real estate broker. Both the Realtor and Real Estate Agent have a real estate license, and training, but only a REALTOR is recognized by the National Association of Realtors. This professional would likely be able to assist you with all of the needs you would have for buying or selling a home and hopefully do a good job for you. A Realtor could be a listing agent, buyers agent or dual agent. You could have the same agent represent you to sell and buy a new house. But when it comes to an agent listing your house and then finding a buyer for your house, then it's a conflict of interest. They are representing you as the seller and Trying to get you top dollar and then buyers that want a killer deal. So the agent becomes a dual agent if all parties agree, this can get complicated because the agent becomes a neutral party. But when it comes to you buying a new home you could go with your listing agent or someone that specialized in a certain neighborhood you are interested in.A buyer's agent represents only you and your interests!!

A buyers agent is just a realtor, some realtors specialize in certain areas " buyers agent" Sellers agent" etc. Most realtors do it all! you can always ask the buyers agent but they most likely can sell your house.. i found some great buyers and sellers tips maybe they will help..

Not all buyer agents are equal.
Some are full time, some are listing agents working occasionally as buyer agents. There are designations on the internet , "ABR" among them, that appear to carry weight, but do not remotely assure any kind of serious experience.
I own an EBA firm (Exclusive Buyer's Agents). Buyer agency is all we do. Firms like mine exist all over the US. Our companies never take listings. The purpose of working this way is to ensure that there will never be a conflict interest. Our buyers do not have to deal with dual of designated agency situations.
