While I am not the biggest fan of lawyers. I strongly recommend that you seek professional legal counsel. A few hundres dollars now is a lot better than a thousands & thousands later.

This will vary from jurisdiction to jurisdiction, and even for your personal circumstances. If you are selling land, I strongly advise that you check with a lawyer. They don't cost all that much for land transfers.
This is one time when paying an attorney could save you from financial loss and personal anquish down the road. Certain issues should not go represented, and this is one of them. I am not a believer in installment land contracts. Why not sell it on a Deed and take back the mortgage? Go through the escrow process with a certified escrow agent, if in an escrow state, or with an attorney if in not? A certified agent can draw instructions. If you are determined to do this on your own, then go purchase the best book you can find on this. For God's sake, stop trying to save a buck on this one if you can.
