When I was a landlord, the only thing to do is follow the letter of the law, in writing. In my state you have to give proper notices, then eviction notice. If you don't follow all the legal req's, at the time prescribed, then your tenant can cause you major headaches.
An oral agreement is not grounds for any eviction, doubt it'll work for you.

any, and i mean, any communication with a resident should be made in writing with you retaining copies of all correspondence.
anything that needs to be done using the court system needs to be done using registered mail so that you have proof that a delivery attempt was made or was received.
you must also be consistent with all your tenants, if one finds out that you extended the rent to another you will lose control.
the advice i can give you is to file with the court system, for what ever reason(non-payment of rent) and follow through.
remember, you are the lessor and you must always be in control.
