I'm not sure about books, etc, however I think location can be defined as to what may be appealing to the property. Good transportation, homes that are well maintained, good visability amenities such as parks, public safety police, fire, libraries and public water sewer are a plus.
A good example is also waterfront properties.
Another big factor is close to employment or jobs.
A city with good balance will have many areas that will standout and thus location will be important in a buying deciscion.
