Is there any downpayment assistance programs without seller participation?

we are looking for down payment assistance to purchase our first house and every grant that I have found wants the seller to donate the amount of the grant back to the agency. HELP

Answer:
Check with a bank or mortgage company for a 100% loan, or non-repayable city grants for certain income ranges or target areas. Terms will vary from city to city. You also may qualify for an 80/20 loans but I am uncomfortable recommending 100% financing to anyone, especially a first timer.

If you get in, have a problem, and selling becomes the only solution, you have to pay the closing costs out of pocket plus commissions in order to convey clear title. Most people in that situation have not the resources to do that. So if you do be sure you like that property and are willing to do what it takes to keep it.
