What do you expect of your Realtor?

THey work hard for an average of 2 months on a deal, what do you expect of them work wise and standards? Do you prefer a fancy office or the little guy?

Answer:
I would expect someone willing to lay out in writing as part of the contract exactly what they are going to do for me - and include a written release from the contract if they fail to perform to that standard.

I expect someone to always be thinking ahead as to the consequences down the line, not ambushed by something obvious.

I expect someone with an attitude that says they are entitled to pay for good performance, not for getting your signature on a listing agreement or buyer's agency agreement.

I expect someone who only works one side of the transaction. NO DUAL AGENCY EVER.

I expect someone who negotiates as hard as possible on your behalf, not a go along to get along artist.

I expect someone who stays ahead of the power curve and does not allow themselves to be ambushed by deadlines, who gets the transaction completed well before the escrow deadline.

I expect someone who is going to deal with my issues themselves, not hand them off to some 19 year old they hired for minimum wage so that they can handle more transactions.

I expect someone to tell me the truth, even when it may not be what I want to hear. They are being paid to be my expert. They are useless if they won't tell me facts because they're afraid I will be upset.
My advice is work with someone who meets and goes beyond your expectations. I like REMAX not because I'm an agent with Remax but because if your not a successful agent, your not going to make it at REMAX.

I prefer the person that has MY best interest at heart and works hard to give me what I want. I desire to know that I am the object of importance and not the commission check. The way you treat people says a lot about your integrity or the lack thereof. People may not remember what you said or even what you did, but they will always remember how you made them feel.
I expect my realtor to listen to me and to work with me to find out what I really want in a home. I don't want them to worry more about how much money I can spend (thus raising their commission) than they do about what kind of house and property I want. Then I expect them to do their best in locating as many viable properties as they can and discussing the different options they present before we just go looking at what he or she has been trying to sell. Also, I expect them to know the location where I am looking. Unfortunately our last realtor was very nice and not pushy at all, but she did not know the area where we were looking and wasted a lot of valuable time whereas she could have recommended someone else that could have really helped us more. Sometimes they don't want to lose a commission, but I think if they actually worked together to give the customers what is best we would all end up ahead in the long run!
