I have a lot of ideas about what would work in real estate in my town but I don't want to be a realtor?

How can I make money in real estate developement without being a realtor? I'm thinking more of a consultant or a plan visionary / expititer? Any ideas?

Being a Realtor and an investor/consultant/visionary are very different. One is a process oriented (Realtor) execution of the policies and procedures and the other is breaking new ground; thinking outside the box. So, I not only see no need for you to become a Realtor, it could be too limiting. At least in Nevada (I am a Realtor in Las Vegas) being a Realtor imposes a lot of duties and responsibilities that are designed to provide transparency to both your client and to all parties. That is partially why none of the investors that I know are Realtors. The successful investors I know and work with are very creative and frequently operate outside the areas where I can as a Realtor. I am not talking about anything illegal or even questionable, but not things that I could do. Also, they cannot do a lot of things that I can do either. The most successful teams that I work with have three parties: the investor, Realtor and a money source (mortgage person). The combination of these three people working together can accomplish a lot. So, I recommend that you focus on thinking outside the box and finding new and better ways of doing things.

However, in order to be credible as a consultant, you will need to have had success or you will not be taken seriously. So, you will need to execute your ideas and generate profits. Once you have a proven method then you could write books, hold seminars or be a consultant to investors or Realtors. It all depends on what your ideas are about. a develper or consultant would be a better career choice since I believe anywhere the market is saturated with real estate agents. You may have to go that route for a while to establish a reputable name in the business.

How about a code inspector also? I heard those guys get a lot of perks.
Give us your ideas! There are millions of books & cd's loaded with ideas. Maybe you can write another book. Then you can go around the country holding seminars on how to make millions in Real Estate. Then the millions will roll in due to your book sales. All the while you never had to actually sell any Real Estate.
