About to rent a room in my house in Canada...?

I own a house and my boyfriend is moving out, to help with costs I want a roommate. I have an 8 yr old boy and am a single mom. What are things I should be asking and can I legally do various checks on potential roommates? I live near a university and will probably get a student.

Ask for references. And you can run a background check if you feel the need to. Always trust your instincts. Ask about their jobs for past two years. It would be just like filling out an application for an apartment. Also check pedophiles lists to be safe for your child's sake.
You are legally entitled to do credit checks. Also, if you are in Ontario you are also legally entitled to discrimminate on certain grounds (such as gender) if you are sharing a bathroom and/or kitchen. I'd check with your provincial government's website on landlord/tenant affairs to be sure. And if you're planning on renting to a student, make sure to get the full rental amount for the entire school term in advance.
