How do I make a major decision correctly?

I might have a chance to purchase my first home (condo) for a lower price through a state program. Financially, it's hard not to pass up. I saw it though and thought it is too small. i want to move so bad but the state takes so long and I am finding it hard to wait not knowing when one I do like will come up again for sale.

The real estate market is geared towards buyers right now. The supply of homes for sale is rising and the prices are falling in most areas. If you have a job, or state backing, you should be able to find a close to perfect place with favorable conditions.

When you are making your decision, make sure you take into account the intangibles of what you are purchases. If you do not like the place, then do not buy it. Rate the characteristics that are most important to you in buying a house/condo and write them down.

Once you have that down, compare the list to what you remember about the place. If it turns out that you just don't want to live there, don't.
Do what you think is best based upon what you can do financially. Remember waiting is not so bad though, but there are no assurances that the right thing will come along either. The only thing for sure is that we are all going to spend more time dead than alive, so right or wrong it's what we do now that makes the difference.
