To practice real estate on anyone elses behalf. You do not need a license to buy or sell your own property unless you are advising someone else.

Real Estate agents don't "advise". That's lawyer's work. There are educational requirements and one has to pass a very difficult State exam before they can be licensed as a real estate agent.
