"real" and "hidden" square meters?

I bought recently a flat that was still to be constructed.
I bought 28 extra square meters and arrange on the paper plan -which included columns +chiminees -with the architect, the exact measures of the "useful" space (that means witout the walls in the living room.
Now it turns out it is at least 2,5sm smaller. Archicect explained in some places he built thicker walls. Is this correct? What should I do?

depending on the wall height and length,,,,,, you could easily loose the 2.5 sm with just a couple inches thicker wall.

would not even be noticable,,,,, you will have the 99.9% of the same size space that you thought you had.

and if thats not good enough,,,,, maybe you should have built it yourself.

ADTN: I would guess to say, yes,,,, unless it was stated very clearly in the contract, that you absolutley wanted so much room for your sitting area in front of the fireplace.
