"No money down" home loans in Northern California?

My fiancee and I are interested in purchasing a house after we get married, but it just seems that we will have to rent for a while first to save up for the down payment. I was told that there are 'no money down' loans available as well as 'first time homeowner' opportunities. Does anyone know of these programs in the Sacramento, CA area?

Basically every lender in the United State has them. Find a couple of brokers who are willing to guarantee their quotes upon locking.

You can find them down to 580 or maybe 560 credit score. Of course, the better the score, the better the loan, rate, and the lower the cost. One reason why you want to go to a broker who can find you the best program you qualify for.

what they are doing is submitting you as low income, they are in direct contact with the owner who is selling. They have negotiated a deal with the seller to find a buyer in x amount of time. Allot of times they will pay your down payment for you as it comes out of the price they are asking for the house anyway. Its not that complicated but yes, there is such a thing.
