yes. if your license is active (even if not being used) you must still disclose. The selling public assumes realtors know more and have the upper hand in negotiations. (we generally do).

I am a Realtor in Las Vegas and you would have to disclose that you are an agent to all parties, even if you are licensed in another state. This disclosure is in the standard contracts that we use. Perhaps there is another issue that I do not understand but why would you be reticent to disclose that you are a licensed agent?

Yes you would need to disclose that you are an agent pursuing the property, as you have an advantage over the average purchaser.

If you are buying property for yourself you do not need to disclose that you are an agent. However, why would you give up your potential 2-3% cash back as an agent. If I were you I would hang up your license with a no-per-month-fee-broker (not Remax, Century21 usually is an independent broker) and buy the property for yourself as an agent and have the listing agent share their commission with you (usually 2-3%). You will usually have to split your proceeds with your broker - but hey, it's still money back to you!
