Make an offer of 160,000 with the stipulation of $10,000 closing help so you can walk away with the cash.
Only if you up the price and write in a "buyer's bonus".but you'lll need toa sk your lender first-- some won't allow any cash to flow towards the buyer at closing.
The other option is to write it for, say, $151K, and request that the money held in escrow for appliances... ask your realtor if this is possible. They do it often for repairs-- not so much for appliances.

It depends on if the house can get appraised for a higher amount than your actually paying, if yes and you qualify for the higher amount, then the lender will normally do it. It mostly depends on the house appraisal.

Most lenders will not lend above 100% of the purchase price. Even if the house is worth more.
You can always write into the purchase agreement that the seller will provide these appliances. They may want to raise the asking price to cover it. As long as the house appraises at the asking price, you shouldn't have a problem with this, provided the seller agrees.
