Always sign a contract and make sure you read especially if you're going with a LLC or private owner. If it's a larger corp you shouldn't have many legal issues (they cover their bases and up hold by Real Estate Law for your state.)
If you're really concerned about getting screwed over by this guy the best thing to do is go on-line and get the statutes of Real Estate for your state. Look under the Rent sect. Read and know your rights is the best way to avoid hazards down the road.
BTW.I'm lic in WI & MN as a real estate agent.
Do not give him any money, ask to speak to the landlord that's is renting the apartment.

If you really want it, put the money down. As for me, I don't do anyting on impulse, I'd have to go home and think about it. If its gone, then it wasn't meant to be.
I don't know what town you live. New York? SF? But, first, confirm your Realtor is licensed through the department of real estate in your state. (there should be a web site or phone number you can call). And ask what the $300 is for. Normally, to hold the apartment, you can pay deposit in a form of check. Even a credit check fee can be paid in a form of check. I don' t know if the apartment market is so hot that you have to pay cash to hold in those places? If you have doubt, just call up a property management company and ask what they require from the potential renter.
First of all, if the guy is a realtor, he has a strict code of ethic he is supposed to adhere to. Second if you are not sure, call his firm and just make sure that he is legit. I think you are being paranoid!
