How can I get a mortgage in Japan for a US property?

You probably can't. Most mortgage companies require that you live in a home that you have a mortgage on. Additionally, all mortgage companies require insurance to cover their loss in the even of a fire or whatever, and insurance companies will generally not insure an un-occupied property. Also, a company in Japan will probably not underwrite a note in the US because of the expense of foreclosure.
Why not try calling a large american bank that makes loans in the part of the country where your property is located. They may be able to handle the whole transaction via the phone/ mail.
