Can non-Thais buy property in Bangkok ?

Can a non Thai (eg British or Canadian) person buy property in Bangkok? Are there any special rules or permissions required ? Can he own the Land as well as the property?

Are there any pros or cons in buying property in Bangkok?

Non-Thais can own condos Fee Simple/ outright, but they cannot own land, or single family homes built upon it. However, non-Thais can sign long-term leases, or establish a Thai company that can be listed as the land owner. This is risky and requires Thais being the majority share-holders. I seriously advise one not to do the later and to only invest in condominiums.

This is a simplified answer. don't invest a dime in Thailand without consulting with a reputable attorney first. It'll save you a lot of pain.

I do not think it is legal for non-Thais to own property anywhere in Thailand. Some foreigners who live there get round it by having a nominee, which is risky. You can buy jointly being married to a Thai. The only other way is to buy via a company that is approved and registered by the Thai Board of Investment.

Once you have purchased your property, this does not give you the right to live in in for extended periods. Unless you have nationality or extended business residence approval, you will probably have to firstly extend your tourist visa to the maximum (which for Thailand I believe is 30 days) and then you will have to leave the country. You can return at once for another 30 days, but you have to have been out and checked through Thai passport control.
