i've looked into a few of them. i think that in a perfect world they would be great and everyone would be able to get rich with them. however, the world isn't perfect and most of the programs do have some sort of flaws and downsides that lead to most people not getting rich with them. the lucky few will do well with them, but for most people it would be just a waste of $ to buy these programs. (specially with the price that they charge for some of these. the carlton sheets program costs almost $400)
there is often huge risk of devastating failure and loses that can lead to bankruptcy. their adds do a good job of making it look easy, but they are never as easy as they look on tv.
the real estate programs don't tell you about the problems involved with the time frame between buying a house and the time u find a renter or buyer for it. that could be 6 months or more when u have to be making monthly payments on the house, paying insurance, making repairs, doing lawn care, paying for all the repairs that are needed because of vandals and thiefs, dealing with all the renters who won't pay rent, and don't forget the taxes that have to be paid at a higher rate for investers. for many people trying to get into real estate they find that all of these types of costs bankrupt them long b4 they have the chance to try to make any profits.
then u also have the one that claims to be able to get u completely out of debt in no time. their program boils down to this.. pay extra on one debt till it's paid while making minimum payments on the others. once that one is paid then u can afford to pay even more extra on the next debt. etc. well.. in a perfect world that would be good, but what about the people who can't afford to pay extra on the first one? all they are doing is making their situation worse by buying the program that is supposed to help.
