Anybody here is or knows a subway restuarnt owner?

Not enough. In my opinion, their average unit volumes are too low.
Subway seems to be more of a real estate company, than a food company. The franchisees lease the store property from Subway.
This explains why Subway, at one time, had a section of their mission statement saying that they wanted to have more stores than McDonalds. Today, they do. This helps them, but does nothing for the franchisee. I have seen stores built right across the street from each other.
Do some research, if you're going to get into franchises. There are over 5,000 of them. Everything from paint stores, car parts, hardware, clothing, lots and lots of choices. Don't limit yourself to fast food. Look for a growing brand in a growing market segment.

That would all depend on the size of the restaurant and how many customers they get.
