Answer:
If you use a Realtor, it's obviously going to cost a lot of money, comes out of your sale proceeds, the market is much slower now, but your home is quite new, what State do you live in?

You'll need to advertise it every where you can, try websites such as Yahoo Real Estate, how much is it going for and where? I might have a buyer if it's in Southern California
put an advertisment in the news!!
Use a realtor.
make up flyers put them in supermarkets, pass them out at fleamarkets, anywhere alot of peoples going to be, just remember if you want to cut out the realtors you have to do the foot work
Here are my tips that worked when I sold my house. I was in a good area too. I had to clean the house spotless, remove some furniture so it wasnt junky looking, I had to repaint it in neutral colors, replace some blinds, do some yard work, and really increase my yard appeal. I added some flowers to jazz up the outside and made sure all junk was away and that it was open and big looking. I even had to de clutter my kids rooms and pack some stuff up to give it a new home feel. Sometimes setting your didning table looks good too. get rid of pets when there is a showing.
Make sure you have an amazing agent, have quick open houses, lots of advertising and mainly just make sure your house doesnt smell and get rid of anyything personal for when people come thru. Personal pictures should be taken down as well. Save that decorating for your new house! Good luck you can do it!!!!. I got $5,000 over my asking for doing this. Just watch FLIP this house and you will see why!!
i know this is an ole wives tale, but this works!
bury a St. Josephs Statue upside down in the front yard,
I did this on a sunday, that week I got 3 offers on the house
and 4 months prior I had not one offer! TRY IT, you have
nothing to lose, it worked for me, we are closing in 2 weeks
good luck!
Hi, I work for a company called Homes.com. I wont try to sell our product to you but I will tell you what works for my clients(realtors). If your willing to sacrifice, using a realtor is always a smart idea, but many people still sell themselves. First of all, 80% of all people who actually bought homes last year, started their home search online. The cheapest ways to get exposure these days is craigslist.com, backpage.com, and Yahoo has the worlds largest realestate classifieds directory. By far though, the most effective way to unload property, is on the MLS( multiple listing service). Every city has atleast one. It is a vast directory of every current property for sale in that area. Realtors scour this information everyday. If you have any realtor friends that will input your listings in, generally you see an immediate 5-7 leads per week increase. Bottom line is put your advertising dollars online instead of the paper, or suck it up and use a realtor.
listen this is the best idea which is sooo effective in such things, as the house is in a good site you just need a nice attractive poster to be made and hanged up infront of it incuding the addvantages of that place and so on,
i can do this poster for you
send me if you wanna
